Graze Provisions & Libations is a food collective providing an innovative dining concept in the North Loop. Located at the corner of 4th St and 5th Ave, the new building includes 6 individual kitchens, 2 bars, and a cafe, spread across two levels. Each kitchen highlights a local chef delivering unique one-of-a-kind dishes to the collective. Patrons can enjoy outdoor dining spaces including the 2nd floor patio that has one of the best views of the downtown skyline. With an ideal location close to housing and entertainment, Graze attracts a wide range of clientele from the foodies to the pre-gamers.

Industrial - Bulk Distribution

Dodd Road Business Center in Eagan is a speculative industrial bulk warehouse project that is 153,000 square feet and 32' clear height. The project offers users a functional modern space, an attractive brick facade, and convenient access to major transportation routes.

Industrial Build-to-Suit

Park 81 10750, a build-to-suit facility for Amazon.com, is the first newly constructed last-mile facility in the Minneapolis/St. Paul market. Amazon is the first tenant to occupy Park 81, a redevelopment project which resulted in a three-building Logistics Park on the site of a 47-acre abandoned manufacturing plant. The development, which is helping to revitalize a key portion of the northwest industrial submarket, required creative and site-specific techniques to address various environmental and geotechnical challenges stemming from the site’s historic uses. The Maple Grove site was highly attractive to Amazon for its proximity and connectivity to its customer base.

Mortenson developed and constructed the 68,000 square foot Crown Iron Works world headquarters in Blaine, finishing the project in May 2019. Crown Iron Works, an equipment manufacturer for the oilseed processing industry, had decided to transfer its headquarters from Roseville to Blaine because another company had purchased the building that housed their current headquarters. 45 North Group coordinated the project management for site build, and Mohagen Hansen handled the architecture. In addition to office space, the project entailed designing a sizeable lab and extraction facility for the multi-purpose industrial building.

With a fast-growing business, Andersen Corporation’s Renewal by Andersen needed to expand their manufacturing, warehouse and office space in Cottage Grove. Referred to as a Value Add Center, this 359,000-square-foot building will help Renewal by Andersen solve a growing need for storage and sequencing of manufacturing work by doubling their Cottage Grove facility. This new building will free up space in their existing facility and allow for future line expansions. The new office space will include an employee training and development center and more car and trailer parking will be onsite.

Light Industrial - High Finish

Northern Stacks V is the fifth newly constructed building in this 1.7 million square foot master planned Business Park. Unique difficulties to overcome included working with regulatory authorities at federal, state and local levels to redevelop this former superfund site. The project team lead by Mortenson Construction and Braun Intertec delivered the building and finishes within tight timelines and demanding tenant specifications. This building is 100% leased to two tenants: Heraeus Medical and Axalta Coating Systems. The 118,000 SF building features numerous sustainable attributes including extensive natural light, a white roof, restored native prairie landscaping, bike racks and trail system.

Light Industrial - Low Finish

Holasek Business Park is a two-building industrial development totaling approx. 378,000 SF on a 50-acre site formerly occupied by Holasek Greenhouse. The land had been farmed for generations; and it was a popular destination for locally grown products. After the greenhouse was demolished in 2015, multiple parties attempted to develop the site. The development challenges included significant swamp deposits, a regional petroleum pipeline bisecting the site, a lack of gravity sanitary sewer hookup and over 2 acres of wetland mitigation. Eden Trace worked closely with the project team to creatively solve the site challenges and maximize the build-able area.

Medical Office

Davis was selected to partner with Shriner's Hospitals for Children to drive their mission while producing their first ever leased outpatient clinic in the market. Davis was able to unveil a state-of-the-art option that achieved their goals within the CityPlace Medical II development in Woodbury. Davis maneuvered through the large non-profit’s local and national boards, negotiated the waiver of a major use exclusive, met a very tight timeline for occupancy (due to the sale of their hospital), provided the most economically sensical alternative market, while also financing and starting construction at only 50% pre-leased!

Twin Cities Orthopedics hired RJM Construction to build a new, state-of-the-art 18,000-square-foot physical therapy and sports performance clinic in Waconia, working with Sperides Reiners Architects. The clinic provides physical and hand therapy, and a sports performance program. There is a fitness studio, a gym space with turf and basketball surfaces, a weight room area with rubber flooring, medical office space, a conference room with a movable glass wall, and an underwater treadmill. RJM’s dedicated healthcare project teams worked to ensure that the facility is built to meet TCO’s standards of the highest quality of care and a patient-centered team approach.

This 41,000 SF medical office was developed as phase II on a medical campus in Woodbury. The building features natural stone, brick, and curtainwall glass. Common areas provide a clean and open atmosphere with crisp whites, variegated greys, and geometric textiles. Development included simultaneous construction and design of shell and anchor tenant Summit Orthopedics’ clinic and Ambulatory Surgery Center to accommodate scheduling and budget needs. Stormwater regulation changes and uncooperative weather presented challenges during construction, which were overcome with team collaboration and creative scheduling. Fully occupied, Woodbury Medical houses Summit Orthopedics’ Landmark Surgery Center, VitreoRetinal Surgery and The Urgency Room.

Mixed Use

After eight months of gaining community feedback through four neighborhood meetings, we transformed a site historically occupied by a coal/fuel company, a remanufactured home factory and lumberyard, to Lowa46, a beautiful 5-story, grocery anchored, mixed use development. The building’s “U” shaped design helps maximize south-facing units to enhance daylight. The market rate apartments provide new product to an aged market with 50% of units leased by its opening in July 2019. Lowa’s transit-oriented design is highly desired, with ample connections to public transportation and convenient walking paths. A smaller, urban grocery story on-site filled what was once a “food desert.”

Standing anew at the intersection of 46th Street and Minnehaha Avenue, MN46 represents an intersection of neighborhoods, ideas, and lifestyles. The 54-unit apartment house seeks to bring together the best of urban living while juxtaposing the natural amenities of the Minnehaha Falls, Minnehaha Regional Park, and the mighty Mississippi River. Through active community engagement, boots on the ground market comprehension, and a little too much coffee (from our favorite local café – of course), MN46 introduces the vision Minimal Modern Living, inside and out, to this wonderful community in hopes of providing the long-term value it so deserves.

The development reimagined the potential of this site to create Nolan Mains; luxury living at 50th and France in Edina. The development expands existing walkways, creates a public plaza, provides ample parking for shops and dining while offering 100 new apartment units. Nolan Mains offers a ground-level retail experience with a four-sided design approach, connecting existing retailers, with five levels of apartments above. An overall objective was to create an experience found in a boutique hotel. The team paid close attention to every design detail, from the selection of materials, art and furniture to placing an emphasis on distinctive branding.

Multi-Family (6+ Stories)

The Fenley luxury apartments is a 402-unit, high-end rental residential complex including top of the market amenities such as: a grand courtyard entry drop-off, pool patio with grill stations, bocce court and lounge spaces, top floor skylounge with an outdoor viewing deck, fitness room with yoga studio and sauna space, community/party room, work-from-home café lobby space, parking garage with tenant stalls on the floor of their unit, as well as, a parkside courtyard with supportive groundfloor retail space anticipated to be coffee shop/restaurant to complement the work-live-play experience at BCS.

Located one block from the hotbed of trendy breweries and restaurants on West 7th Street, Irvine Exchange brings an upscale living experience to historical St. Paul. The minimalist design aesthetic creates a fresh sentiment and elevates the area’s multi-housing market. Intentionally designed to take advantage of existing surroundings, the six-story complex connects residents to deluxe amenities, the attractions of West 7th Street and the natural beauty of the Mississippi River. With floor plans ranging from 365-square-foot studio apartments to two-story penthouses, Irvine Exchange targets a wide dimension of residents ranging from the up-and-coming millennial to the accomplished empty nester.

Designed to meet increasing demand for multifamily housing options in the vibrant downtown core, Opus partnered with Titan Development & Investments on a new multifamily mixed-used project in downtown Rochester - the first of its kind in this prosperous, growing city in southeastern Minnesota. Located between South Broadway and First Avenue, within walking distance of Mayo Clinic's main campus as well as shopping and restaurants in the core of downtown Rochester. The six-story building includes 154 residential units and 9,000 square feet of ground-level retail space. Units feature high-end finishes throughout and include studios, penthouse units and furnished units.

Northeast Minneapolis is known for hip restaurants, historic buildings, and a thriving art scene. It’s also known for a group of wild turkeys that call the area home. These birds represent the area’s eclectic, proud heritage - characteristics embodied in a new high-rise apartment complex in the heart of the neighborhood. Given the name Rafter (the term for a group of turkeys), the new $83 million apartment tower stands as a love letter to its neighborhood. Rafter is 26 stories and consists of 6 levels of heated parking, 283 units and a 7th level amenity deck. Construction completed August 2019.

Second + Second is a multi-family development located at 120 N 2nd Street in the North Loop neighborhood of Minneapolis. Located within the 19th Century Warehouse Historic District, we were challenged with creating a modern, timeless building that would appear seamlessly woven into the fabric of the surrounding community. Our intent was to create a sense of place for the neighborhood anchored by vibrant retail, modern residences surrounding a landscaped plaza for all to enjoy. This six story project contains 158 market rate rental apartments, 20,000 SF of retail space and two levels of underground parking (public and residential).

Multi-Family (1-5 Stories)

The Chamberlain Apartments in Richfield, Minnesota is the first new multifamily project on the city’s east side in nearly 30 years. The IDP/KA partnership worked with the City of Richfield on Phase II of the Cedar Avenue Corridor Plan that yielded renovation of three existing buildings, construction of three new buildings and an extension of Richfield Parkway on the property. The Chamberlain features 316 Class A apartments, with 20 percent of them dedicated to affordable housing. The amenity-rich development includes an outdoor patio and grill stations, pool, playground, dog run, fitness center, conference room, two-story atrium with a bar.

Office Multi-Tenant

TWO41 5th Ave N (Calabrio Building) is a 13 story, 210,000 sf Class A building in the heart of the Minneapolis North Loop. The building features 30,000 sf floor plates, expansive views of the Minneapolis and industrial warehouse market skyline and provides 400 onsite parking stalls to tenants and neighborhood businesses. Minneapolis developer Swervo Development designed and constructed the building to accommodate the rapid growth of technology company Calabrio. Calabrio moved into the building in the fall of 2019 and occupy four of the seven floors of office space.

Repositioned / Renovated (New Use)

Opus acquired this iconic, single-tenant office building on the western edge of Minneapolis along I-394 with the vision to redevelop it into a market-responsive vibrant multi-tenant office building, while maintaining a serene park-like setting on the expansive 24-acre site. Located approximately two miles from downtown Minneapolis, the 1954 building offers unique occupancy solutions as evidenced by a very successful lease-up of the entire vacant building in only 12 months. Ample onsite parking and panoramic views of downtown Minneapolis and West End made this an attractive option in a submarket with low vacancy rates for large blocks of Class A space.

Commission House is a newly renovated historically designated building, featuring 26 studio apartments and retail spaces in Saint Paul's Lowertown district. Built in 1889, Commission House’s history in retail was not lost in the renovation. The apartment house provides residents with unique units and the essential amenities including fitness, bike storage, and a well-appointed lounge for that moment of escape from the daily routine. Given the historic nature of the project – well, it was a labor of love! Historic elements were featured everywhere you look making this project challenging – but beautiful, rejuvenated, additive and rewarding.

The building highlights the unique capabilities and quality workmanship for which McGough is known. The renovation project created 54,277 square feet of office and collaboration space. The previous building wings were demolished, and a new two-story entry addition was constructed, featuring a curved poured-in-place concrete staircase and a brick-cladding exterior. The terminal’s 25,000 square foot bow truss area was structurally reinforced and walnut-blasted, restoring the roof structure to its original splendor. The bow truss area, the heart of McGough’s new headquarters, houses a large and collaborative open office space featuring flexible workstations, huddle areas, break stations and glass conference rooms.

This project is the creative reuse of the former 2-million-square-foot NIROP facility’s 75-year-old Boiler Room. This structure was originally built to house the iconic coal fired smokestacks which heated the World War II era production facility. When 75% of the former manufacturing plant was demolished and redeveloped into the Northern Stacks Business park, this structure was restored, improved and adapted into the Forgotten Star Brewery and Event Center. The plant received 7 Navy 'Battle E' awards for excellence during wartime production. The first 'E' and six additional stars can still be seen prominently displayed on the southern smokestack.

Repositioned / Renovated (Tenant Improvement)

Chartwell wanted a workplace that better reflected its brand values and commitment to clients and employees. Working closely with Chartwell’s diverse internal focus group, we defined goals that considered both leadership’s vision and the entire firm across all ages, departments, and genders. The result is a contemporary, flexible working environment that supports Chartwell’s energetic culture. Breaking norms of what is expected in the financial industry, the space boasts a large hub off the reception area used for internal and informal client meetings. Other features include access to natural light and a large community space to support collaboration, and employee comfort.

Marsh & McLennan Agency sought an accessible, premier site that offered amenities and nature for the relocation of the 300 employees in their Midwest headquarters. The Golden Hills Drive, 45,000 sq. ft. single story office located north of 394 and west of Highway 100 proved to check all the boxes. Its proximity to the West End shopping and dining area made it an ideal location, while taking advantage of lower rent rates than facilities to the south. Renovation of this dark office/warehouse suite transformed it into a bright, vibrant workplace environment offering new ways to working and employee perks throughout.

After 30 years in their Maplewood facility Second Harvest Heartland (SHH) ran out of space to handle the higher volume and type of food being delivered to their more than 1,000 partners across the state. In 2017 with guidance from Tegra, Leo A. Daly, and PCL; SHH purchased a 232,000 sf building in Brooklyn Park. After renovations that included adding a state-of-the-art volunteer center that accommodates over 200 volunteers packing food, 30,000 sf of refrigerated space and expanded office space; SHH will now have the capacity to support receiving and distributing 180 million pounds of food annually (150 million meals).

Originally built at the turn of the 20th century as a distribution facility for John Deere, and recognized by the National Register of Historic Places as a contributing member of Minneapolis’ Warehouse District, the TractorWorks building is now home to bespoke spaces for commercial, retail, and restaurant tenants. This project preserves aesthetic and structural characteristics of the building while providing new amenity spaces that better support TractorWorks’ tenants and the larger community. Emphasis was placed on sustainability, health and wellness, and community engagement. The resulting energy efficiency improvements, state-of-the-art fitness center, public common spaces, and art gallery support these goals.

University Enterprise Laboratories (UEL) is a private, not-for-profit biotechnology incubator, founded in 2003. Faced with full occupancy and the need for additional laboratory space in the community, UEL and its design and construction team completed this 18,500 square foot, two story addition to the existing building in 2019. The project is comprised primarily of flexible laboratories and interactive support space that address the needs of a wide range of start-up biotechnology tenants. The unique financing of the project was accomplished with New Market Tax Credits, and upon completion, the project was fully subscribed and occupied.

Reimagined to capitalize on goals of the DMC’s Heart of the City District. Major upgrades include: iconic glass addition to lobby, providing extension of public space in Peace Plaza; expansive interior connecting stairway between subway, ground level, and skyway in one vertical location with clear visibility to street/plaza; replacement of exterior glass to create more open and transparent working environment; reimagined south façade, removal of escalator and infilling atrium created activation; removal of interior circular egress stair to create views into and out of building; future connection to Chateau Theatre -Floors 1-2 / subway.

Applewood Pointe cooperative communities are developed with the utmost care and attention to detail. Since opening its first Applewood Pointe cooperative in 2004, United Properties has set a new standard in senior housing through high-quality construction, tasteful design and generous amenities. Applewood Pointe of Maple Grove at Arbor Lakes is a “for sale” 102-unit senior cooperative that sold out prior to construction completion and is the second Applewood Pointe Cooperative in Maple Grove. This community includes a golfing green, bocce ball court, planters, patio, outdoor fireplace, grills, gazebo, pergolas, a plaza with a fountain, to name just a few amenities.

The Pillars of Prospect Park is an urban oasis designed exclusively for seniors. This 10-story, 340,000 square foot senior living community includes 283 units of independent living, assisted living and memory care. Residents enjoy city living near the University of Minnesota in the heart of the Prospect Park neighborhood. It’s location long the METRO Light Rail Green line offers residents and staff easy access to both Minneapolis and St. Paul downtowns. An on-site childcare program allows the “grandfriends” who live in The Pillars of Prospect Park meaningful opportunities to engage with children through playtime, crafts, reading books and rocking babies.

Talamore St. Cloud is a 168,000 square foot senior living community in St. Cloud, Minnesota. It is comprised of 64 independent living, 50 assisted living and 24 memory care units, totaling 138. The community has various amenities for its residents, including dining and private dining, bistro, library, activity rooms, therapy, salon, club room, multiple gathering and lounge spaces, exterior walking paths, courtyard, memory care and heated underground parking. Ryan Companies, in partnership with Great Lakes Management, provided development, design, capital markets and construction on the project. Talamore was completed in January 2020 and accepted its first residents in February 2020.

Designed to attract baby boomers looking to downsize, Wyndris brings an upscale, 62+ community to Northeast Minneapolis. The fresh and contemporary design combined with the amenity-rich lifestyle creates a youthful and inviting community that generates positive energy and redefines senior living. Unique to senior living, Wyndris offers a cafe, craft room, dog run, patio, wellness room, and a clubroom for socialization. As part of Catholic Eldercare's continuum of care, Wyndris was strategically developed near CEC’s transitional care, assisted living, skilled nursing and memory care facilities, allowing residents to easily transition to an increased level of care as their needs progress.

Special Purpose

Cambia Hills of East Bethel represents an ambitious and uncompromising effort to transform children’s mental health services by creating a built-environment “where every detail is designed to support a child’s recovery.” Nearly a decade in the making, it is the state's first purpose-built psychiatric residential treatment facility, combining housing, schooling, and psychiatric treatment under one roof. All eight residential suites (totaling 60 beds) feature upbeat mid-century modern design elements, reproductions of culturally diverse art masterpieces, vaulted ceilings, expansive wooded views, invisible nursing stations, and direct access to huge, secure courtyards.

Located adjacent to Target Field and the light rail’s central transit hub, The Fillmore occupies 36,000 sq. ft. and features an intimate 1,850-guest-capacity venue for music performances. Element Minneapolis Downtown features 156 guest rooms with cutting-edge hotel suits both short- and long-term stays, inviting public spaces, large fitness center, and a rooftop patio with exciting views of downtown Minneapolis. The innovative acoustic design enables hotel guests to rest peacefully as concert guests enjoy their favorite artists at full volume. The project’s location which was on an urban infill site was selected to maximize its positive impact on the environment.

RH Minneapolis, The Gallery in Edina, represents the brand’s quest to revolutionize physical retailing, as well as its continued foray into hospitality, with a glass-encased restaurant and wine and barista bar, which open onto a beautifully landscaped rooftop park. Comprised of three levels and nearly 60,000 square feet of indoor and outdoor space, this iconic retail experience features artistic installations of luxury home furnishings in a gallery setting, including expansive spaces devoted to interiors, modern, and outdoor collections. RH Minneapolis offers a destination for socializing, eating and drinking, and enjoying the outdoors to provide a completely reimagined shopping experience.
