Hospitality

The Canopy by Hilton Minneapolis Mill District is a historic transformation that captures the true essence of revitalization. Converting all floors of the building from office-use to hotel required a complete renovation removing all interior elements down to the structural frame. The design began with careful consideration of the challenges presented by the building’s historic nature. Working closely with the city and various historic reviewers, the DLR Group team created a design that salvaged as much of the original structure as possible, while creating new elements that felt as though they were naturally part of the space.

Designed to meet the city’s growing luxury market demands, Hilton opened in April of 2019 and is an upscale hotel located in downtown Rochester, Minnesota. The 20-story, 264-room luxury property features a high-tech conference center with two ballrooms that have spectacular city views. There are multiple guest room configurations, including lavish suites on secure executive and concierge floors. In addition to the Hilton’s modern design, there are numerous amenities, including a rooftop terrace, onsite dining, fitness center, indoor pool, sauna, steam room, and spa. The Hilton is expected to be one of the Midwest’s premier hospitality properties.

Graves Hospitality, PCL Construction and RSP Architects set out to create an airport hotel that seamlessly blends international flair with Midwest style as it welcomes guests to Minnesota. This 12-story luxury hotel brings together the sophistication of InterContinental Brands while maintaining the local representation of Minnesota. The InterContinental Hotel consists of 291 guestrooms and features amenities such as ballrooms, meeting spaces, a full-service spa, multiple dining options, a rooftop observation bar, and a coffee bar in the lobby for guests on the go. The hotel is linked to the airport's concourse by skyway and features a TSA checkpoint for guests.

Midas Station is $28 million dollar development including a 107-room Home 2 Suites and 100-room Hampton Inn located at 9470 W. Broadway in Brooklyn Park, MN. Future development includes 3 retail buildings to complete the 7-acre site. The site is across from Target’s Corporate North Campus and adjacent to CSM Corporation’s 610 Commerce Center business park. The Hampton Inn was completed in September 2018 for $9.2 Million and the Home 2 Suites was completed in January 2019 for $8.9 Million.

Industrial - Bulk Distribution

Highcrest II & III consists of two, state-of-the-art front-park, rear-load office/warehouse facilities totaling 288,000 square feet. The buildings feature 32’ clear height, 40’ x 50’ column spacing, 60’ speed bays, and share a common 180’ deep truck court. There's an abundance of fully equipped dock-high and drive-in doors, and can support parking for up to 365 automobiles. Prior to the start of construction, we needed to demolish an outdated building. The concrete and asphalt was crushed onsite and reused as base material to minimize landfill waste. Also, mechanical and electrical systems were salvaged and sold for parts and/or scrap material.

Northern Stacks VII is the final newly constructed industrial building in this 1.7 million square foot master planned Business Park. Unique difficulties to overcome included working with regulatory authorities at the federal, state and local levels to redevelop this former superfund site. The project team lead by Mortenson Construction and Braun Intertec delivered the building within the tight deadlines mandated by the tenant. The speculative project was 100% leased before completion to LKQ Automotive. The new 200,000 SF industrial building features numerous sustainable attributes including extensive natural light, a white roof, restored native prairie landscaping, bike racks and trail system.

Industrial Build-to-Suit

Arbor Lakes 10501, a new headquarters and warehouse for Illume Holding Company, was the metro area’s largest build-to-suit project in 2018. Illume’s building is part of Arbor Lakes Business Center, a redevelopment project in which a reclaimed gravel mining area in the City of Maple Grove is being transformed into a first-class industrial hub. Illume chose Arbor Lakes due to its proximity to area amenities and labor. Illume’s project resulted in more than 200 jobs, helped allow for the creation of a TIF district, which provided infrastructure funding, and aligned with the City of Maple Grove’s 2040 Comprehensive Plan.

North Star Sheets at Southeast Industrial Park is a 161,000-square-foot, rail-served heavy-manufacturing build-to-suit on 16 acres in Cottage Grove with 7,000 square feet of office space and 154,000 square feet of manufacturing and warehouse space. It features 32’ clear height, 16 docks and parking for 60 cars and 64 trucks. North Star Sheets was completed and fully operational in just seven months by Opus and Hillcrest Development, LLLP, co-developers, through extensive collaboration with the City of Cottage Grove to support this aggressive timeline for North Star Sheets occupancy. It is the first phase of a multi-phase 38-acre industrial park development.

Vomela has had a home in St. Paul since 1947. Partnering with R.J. Ryan to construct a new 300,200 SF location – a redevelopment of the former 3M site – created an efficient consolidation of multiple operations for the company. The design prioritizes function while meeting the complex code demands of a modern manufacturing space. The construction process required collaborative relationships with city plan reviewers and the St. Paul Port Authority to ensure requirements were met for a large building on a site of this size and for all community design needs. The project was built using exclusively union labor.

Light Industrial - High Finish

Beacon Bluff Business Center is an 87,000-square-foot speculative industrial building designed to accommodate a variety of office warehouse and manufacturing users tailored to the St. Paul submarket. Located off Phalen Boulevard, near I35E, I94 and the Minneapolis-St. Paul International Airport, this infill industrial offering is well positioned to continue to capture tenant demand as evidenced by two committed tenants within the first 6 months of available occupancy. Opus collaborated and ultimately purchased the property from The Saint Paul Port Authority. The Port lead the more than 10-year effort to cleanup and transform the former 3M world headquarters site.

Light Industrial - Low Finish

Arbor Lakes 10500 was the first building completed as part of a larger master plan to redevelop 50 acres of a reclaimed gravel mining area within the City of Maple Grove. The development required a close partnership with the land owners and the City to ensure that the development fits within the City’s vision for the Gravel Mining AUAR. Arbor Lakes Business Park has distinctive advantages compared to other business parks including its adjacency and walk-ability to more than 2 million square feet of retail, hotel, and other amenities while also providing excellent access to major highways and interstates.

Medical Office

The CityPlace development in Woodbury provides citizens with a conveniently located one-stop-shop for all their daily needs. Located at the epicenter of this dynamic, mixed-use development is CityPlace Medical. Current tenant Minnesota Gastroenterology (MNGI) was attracted to CityPlace Medical for a clinic expansion after facing capacity issues at an existing clinic in the east metro. Though MNGI entertained multiple bids, they chose the Davis proposal because it offered the most attractive cost structure, committed to the fastest completion timeline, had a rent structure more favorable by over $500,000 and offered a site with optimal access and visibility.

This state-of-the-art 70,366 SF medical building features: an ambulatory surgery center built to specifications for eye-surgery; two-story 'field house' space for physical therapy activities including basketball, weights, and dance; two Golftec golf-simulator rooms for analysis and instruction; and medical-office space for prosthetics, orthotics, clinic and other users. There are approvals for an additional 180,000 SF, 10-story building and associated additional 3-levels of parking structure to be built if or when the market demands it adjacent to the new structure.

RJM Construction transformed retail space into a specialty healthcare center for Park Nicollet Health Services. The extensive renovation demolished the interior of a movie theater, two restaurants and a salon, making way for a urology clinic and plastic surgery clinic, along with second-floor expansion space. The project required structural steel reinforcements and a re-poured concrete floor to complete the transformation. Aluminum-framed windows were added to the building exterior along with entry vestibules complete with perforated metal panel awnings and LED backlighting. Upgrades to the interior added an elevator and stairwell to the second floor, preparing for future expansion.

Anchored by Child & Teen Medical Center, the Ulysses Medical Building offers brand exposure on busy Highway 65 and synergistic benefits from surrounding healthcare providers. A second location for the pediatric care group, Child & Teen Medical Center was the only pediatric/young adult specific specialty provider within the area, upon opening in fall 2018. Part of the Coon Creek Watershed District, the site required additional planning to incorporate water conservation efforts and native landscaping. The healthcare facility features stone accents and expansive glass panels which highlight the corners and direct entry vestibules and provide for an open air feel throughout.

Mixed Use

Situated at a key intersection of one of the city’s busiest commercial corridors and the primary pedestrian connection between U.S. Bank Stadium and the Mississippi River, East End provides a long-sought neighborhood amenity, a grocery store, while meeting the neighborhood and city goals for density, a diverse mix of uses and active streetscapes. While its neighbors’ thick masonry walls clearly demonstrate the load-bearing construction techniques common to their era, East End’s design is composed of clear, simple volumes, and clad with anodized aluminum which is light and reflective, continually changing the building’s appearance as the sun moves throughout the sky.

Kraus-Anderson created a master plan mixed-use development for East Town Minneapolis, which it has called some since the 1940s. Each aspect of the block addresses the unique needs of the Elliot Park Neighborhood, guided by the Downtown Neighborhood District. The development includes the 17-story, 306-unit HQ Apartments for young professionals; The Elliot Park Hotel, an eight-story, 168-unit boutique hotel developed in partnership with KA and part of the Marriott Autograph Collection; and Finnegans House, a four-story production brewery, taproom, and innovative “Finnovation Center” for social entrepreneurial ventures. A two-level, underground parking facility connects all the buildings on the block.

Greco Ridge redeveloped the former headquarters of Deluxe Checks in Shoreview. The former headquarters sat vacant prior to the redevelopment into Loden SV. The former light industrial building design was substandard for current office/light industrial needs thus creating major issues for a repositioning or releasing of the building. Residents have access to full lifestyle amenities that include a pool, fitness center, theater, dog spa, outdoor recreation lounge, pickle ball, dog park, club room, outdoor kitchens, public/private park, bike storage, co-working lounge, and more. The project reached 99% occupancy as of May 31, 2019, five months after receiving the final CO.

The Reserve at Arbor Lakes is a gated, luxury apartment community in the Arbor Lakes area of Maple Grove. It offers alcoves, one-, two- and three-bedroom apartments as well as two-bedroom, two-story direct-entry townhomes connected to the clubhouse via a covered breezeway and underground, heated walkway. Within the clubhouse, residents can enjoy a game room, indoor pool, spa and sauna, fitness center, entertainment suites, dining and lounge areas, a business center, full private movie theater, clubroom and concierge service. Two outdoor terraces include an outdoor pool, spa, grilling stations, lounge areas, a bocce ball court, putting green and more.

Zvago St. Anthony Park is a 49-unit cooperative housing community nestled into the landscape of property that had previously been a part of the Luther Seminary campus. The realized cooperative reflects the historic characteristics of adjoining Luther Seminary buildings, while preserving the recently delineated historic site of Muskego Church which sits on a plateau overlooking Zvago St. Anthony Park. The project is the culmination of a more than 3-year endeavor working with the local neighborhood to position and design a building that weaves together important community values and supports on-going physical and relational connections within the neighborhood fabric.

Driven by strong market demand and the city of Minneapolis’ vision for downtown residential growth and redevelopment on the north end of Nicollet Mall, Opus developed, designed and built 365 Nicollet, a 370-unit, 30-story, multifamily and retail development that raised the bar for luxury living in downtown. Located at 365 Nicollet Mall, it’s Opus’ third project on Nicollet Mall. 365 Nicollet set the bar for luxury living even higher than The Nic on Fifth®, the award-winning building that was the first high-rise luxury apartment development in downtown in nearly three decades when it opened in 2014.

Avidor Edina is a 165 unit 55+ luxury residential community located on Eden Avenue in Edina, Minnesota. Previously, the site was a Edina School bus facility. Avidor offers an array of a la carte services and amenities. Avidor Edina is a new concept for retirement living. With a focus on unique programming and a maintenance-free lifestyle. Amenities include a pool with sun deck & hot tub, gourmet grilling stations, club room, bar/bistro, movie theater, outdoor green space, pet wash & dog run and more. The project was developed by High Street Residential, a subsidiary of Trammell Crow Company.

United Properties worked closely with Prime to create a vision that is consolidating four of Prime’s current office locations in Minnesota.The entire facility will span nearly 400,000 sq. ft., offering state-of-the-art office spaces for employees. As one of the largest office projects recently built in the Twin Cities area, Prime features a flexible, light-filled office environment with conference rooms and meeting space options to promote internal mobility and collaboration. It also includes: a fully-equipped fitness center, outdoor walking paths, full-service cafeteria & Caribou Coffee, visiting chain food options, along with an expansive dining area and deck.

A LEED Gold, WIRED Platinum, 8-story, 200,000 SF speculative office development in Uptown, completed in December 2018. Amenities include hospitality style common areas, state-of-the-art conference center, fitness center, shower and locker rooms, large bike room with direct access to the Midtown Greenway, and ART, ART, ART! An urban, hip, vibe combining form, function, and beauty resulting in unique office spaces with spectacular views. This project has revitalized the iconic AT&T Tower through carefully planned capital improvements and updated technology. The public areas of the 12701, 12800 and 12900 buildings were rejuvenated, transforming the business center into a work space that cultivates creativity and employee satisfaction. Underutilized storage space was converted into an amenity-rich plaza featuring a fitness center, bike storage, training room and lounge space, and an open staircase was added to connect the offices to the amenity area. The third space increases the marketability and aesthetic appeal of the campus. Repositioned / Renovated (New Use)

The 428, a building like no other, is the first in the country to receive WELL Gold™ and LEED Silver certifications as well as the Building Health Leadership award. Redeveloped from the iconic former Woolworth’s department store – which had been a pillar of downtown Saint Paul from 1955-1993 – the building highlights and preserves historical aspects while pioneering creative, new office space focused on health, wellness, and a building with purpose. The rooftop patio adds essential outdoor space, while Wellworth Co-work, bicycle storage, shower and locker facilities add further amenities.

EMC is experiencing rapid growth, gaining focus as leaders of energy efficiency. After an exhaustive site selection process which included multi-city alternatives in new and existing developments, Vicksburg Business Center was determined as the ideal location for the expanding business to create a Headquarters which would maximize energy efficiency, support positive culture and attract and retain employees. Critical requirements of high ceiling heights, mass-transit and heavy parking resulted in the transformation of an industrial warehouse into cutting edge and constantly evolving office/showroom space, which showcases LED lighting, controls and IoT technologies that save its clients Billions of killowatt-hours of energy.

Carved into stone cliffs in Stillwater along the St. Croix River, Lora is a creative repurpose of the former Joseph Wolf Brewery block. From four dilapidated structures, the designers innovatively designed a 40-room boutique hotel, restaurant, bar and café. “Lora” references Lorelei, a river siren of Germanic and Scandinavian folklore, who inspired the design. The team created airy, modern spaces while retaining as much of the historic character as possible. Original walls, floors and archways are paired with contemporary features for a unique experience that provides a whimsical journey through space, engaging guests by evoking memories of timeless childhood fairytales.

In summer 2017, a group of investors led by Schafer Richardson, PAK Properties and Grand Real Estate Advisors purchased the former Ecolab headquarters. The team invested $20 million to redevelop the 20-story tower into office space for startups/innovative businesses. The building was rebranded to Osborn370 as a nod to the street address and Ecolab founder Merritt J. Osborn. Osborn370 is being reborn as an innovation hub for St. Paul. Businesses are drawn to the vibrant community spaces designed for collaboration. It also retained its historic significance to 1960s skyscraper design and is now on the National Register of Historic Places.

Originally built on a former landfill 25 years ago, Park Village has now been repositioned to meet the needs to the current market for at least the next 25 years. This complex redevelopment adaptively re-purposed two obsolete retail buildings which both had very specific architectural elements and resulted in a 100% leased project. Using a multi-phased construction approach and innovative designs, the re-purposing of the site for food, dental, urology and plastic surgery was a great success for the tenants and for the community.

Redeveloped using the shell of a former liquor store on a site in Crystal, the Voyage Healthcare Clinic (previously North Clinic) opened in May. In addition to a 3,000 sf expansion, the former retail building required substantial structural, mechanical and electrical upgrades to meet medical office building standards. Less than two miles from the existing Robbinsdale clinic, the Crystal location offers convenient care and support to current patients in the community, as well as utilizes high visibility from nearby retail stores and easy access from Highway 100 to growth their patient base.

Repositioned / Renovated (Tenant Improvement)

To keep up with its growth, PCL Construction’s Minneapolis office moved from its office in Burnsville to an existing two-story office building in Edina. With collaboration at the forefront of design, PCL renovated the building to create a space that encourages employee engagement with its open, airy design. Working with ESG Architects, the office gives employees multiple workstations, a training space to host external events, as well as amenities such as a gym and rooftop deck. The new office also provides PCL an opportunity to use its own office space as a showroom for its craftsmanship and attention to detail.

Wagner SprayTech is a global leader in advanced paint applicators used in home improvement, commercial painting, and industrial finishing. Their North American Headquarters, located on 17-acres in Plymouth, was constructed in the 1970s. A multi-year, four-phase campus transformation creates a modern, motivating workplace that engages employees and supports client interactions. Collaborating with Wagner’s local executives, the team met all expectations for creating an innovative and modern workplace while adhering to a set budget. The renovated and new spaces reinforce Wagner’s brands and reflect the company’s ethos with thoughtful integration of corporate colors, core values, and architectural details.

Winslow Capital Management, a premier growth equity investment firm using a forward-looking approach to growing their clients’ investments, was ready to relocate into an updated workspace that better responded to the needs of their employees and reflected their new brand identity. NELSON’s solution for Winslow was a high-spec, modern and open office layout with a sophisticated and clean palette that emphasizes high ceilings and a striking art collection displayed throughout. Employees benefit from universal office sizes and a variety of spaces customized to the firm’s daily activities, adaptable for collaboration or quiet, heads-down work.

Applewood Pointe of Champlin at Mississippi Crossings builds on the success of the Applewood Pointe cooperative communities brand essence and reputation, driving swift reservations and signed purchase agreements well before groundbreaking and construction began. As Applewood Pointe of Champlin at Mississippi Crossings members were moving into the community in the spring of 2019, the sense of community had already been reached due to the efforts of the Applewood Pointe marketing and sales teams. The social piece and sense of community within a cohesive, controlled community is huge, too.

Opus developed and built Orchards of Minnetonka, a four-story, 147-unit senior living development near Hopkins Crossroad and Wayzata Boulevard/I- 394. Orchards of Minnetonka offers the full continuum of care – independent, assisted and memory care. Independent and assisted living units are studio, one and two-bedroom apartments in varying floor plans with a full kitchen and a washer and dryer. Orchards of Minnetonka offers a comfortable environment with many amenities, including a salon, chapel, club room, billiards, a community room and two dining areas. Outdoor amenities include a walking path, putting green, gardening beds, orchard and a dedicated memory care garden.

The Pillars of Mankato opened March 2019, a month a head of schedule. This community offers residents small town charm paired with easy access to shops, restaurants and other city amenities. This community is built in a quickly developing area of North Mankato and is the first of it's kind in the area. Owed by Oppidan and managed by Ebenezer, the Pillars of Mankato offers 119 apartments of age-in-place Independent and Assisted living and Memory Care option. Other amenities include a putty green, chef prepared meals, wine on tap, balconies, spacious apartments and a complimentary moving service into the community.

Special Purpose

Fraser is Minnesota’s largest and most experienced provider of autism and early childhood mental health services. Fraser Woodbury is a unique, state-of-the-art facility designed to provide maximum comfort for children with autism and other mental health challenges, many of whom are hypersensitive to their environments. The team balanced objectives including developing an efficient clinical flow, incorporating lighting, finishes, acoustics, thermal comfort and IAQ standards appropriate to sensory sensitive users, providing controlled views and daylighting for all, and meeting security and durability standards. Evidence-based design strategies were researched and applied to create an environment that enhances treatment outcomes for children.

Schafer Richardson's North Loop Parking ramp delivers 349 parking stalls to meet the high demand in the North Loop neighborhood of Minneapolis. Fronted at the street level with 4,100 square feet commercial space, the ramp features a unique screening design which is highlighted at night through LED lighting. Despite the tight site, the design team was able to maximize the efficiency of parking and include commercial space, which leased quickly to an office user. The building stands out as a gateway on the north end of the neighborhood and provides easy parking access for office and residential users alike.

It's the largest public-private economic development initiative in Minnesota history, with a 20-year plan to transform Rochester into a global destination for health and wellness, attracting developers, investors, and entrepreneurs. Taking advantage of unrivaled access to Mayo, One Discovery Square offers start-up, early phase and established companies the opportunity to collaborate in the development of what's next in technologies and therapies.
