Recap: Big Picture Trends in Real Estate Capital

NAIOP kicked off its 2018 programming with a panel discussing insights on how the capital markets are impacting the industry. David Funk, the Pasquinelli Chair in Real Estate with Roosevelt University in Chicago, detailed his upcoming NAIOP Research Foundation report, Mapping Capital Flows to and through the CRE Industry. The study examines debt and equity sources in determining how much capital is being channeled toward commercial real estate and included a mapping of assets between classes. David’s PowerPoint (accessible below) provided a significant look at the numbers and charts detailing the impact on construction costs, transaction volume, and emerging sources of real estate capital.

Mark Cinquina of PNC Real Estate, Richard Student of United Properties, and Brad Schafer of Schafer Richardson debated the sources of capital and the placement of capital in a large debt and equity framework. They covered topics including the debt market and debt spreads, the range of preferred returns for investors/sponsors and how banks and life companies are approaching floating rate and construction/permanent loans. 

David Funk's research report is scheduled to be out in June. Once published, it will be available via NAIOP Corporate, along with other Research Foundation reports.
